To support and streamline this process, Tecnova developed the Real Estate Inclusion System for the SII. The system automates the declaration process by clearly identifying the stakeholders involved and the actions performed at each stage. This resulted in the implementation of three integrated subsystems:
Real Estate Developers Portal
An online portal that enables real estate developers to submit Sworn Declarations of Fiscal Appraisal for projects governed by the Real Estate Co-ownership Law.
Through this portal, users can:
- Query pre-ROLES
- Enter information for individual units within real estate projects offered for sale
- Perform fiscal appraisals
- Calculate proportional allocation of common expenses
- Generate official certificates
SII Officials Intranet
An internal platform that allows SII officials to generate inclusion movements—process activities applied to a pre-ROL so it can be appraised by the SII and converted into a valid ROL with an official fiscal valuation.
This intranet enables officials to:
- Query pre-ROLES and ROLES
- Complete unit-level information for properties offered for sale
- Validate and modify submitted data
- Review sworn declarations
- Calculate the fiscal appraisal for each unit
Once calculated, appraisals are reviewed and approved by a certified appraiser, completing the SII’s internal workflow.
Operations Intranet
A platform designed to support operational activities, enabling:
- Execution of mass processes for generating inclusion movements
- Maintenance of the system’s core reference and configuration data
